Dual occupancy housing - minimum lot sizes

Ku-ring-gai Council is inviting community feedback on the proposed minimum lot size for dual occupancy development.

Dual occupancy development refers to two dwellings built on a single lot of land, which may be attached or detached. To develop dual occupancy on a property, land must meet the proposed minimum lot size.

Background

To increase housing supply within NSW the NSW Government has required all Councils to permit dual occupancy housing across all land zoned R2 (Low Density Residential), except for land that has bushfire risk, or a heritage item, or within a Transport Oriented Development area.

The NSW Government is giving 13 Councils, including Ku-ring-gai, the opportunity to nominate a minimum lot size for dual occupancy development to manage the impacts of small lots sizes within established areas.

Council has developed two options for dual occupancy development that:

  • meet the NSW Government’s requirements to deliver dual occupancies on 50% of Council’s R2 (Low Density Residential) land; and
  • seek to manage impacts on Ku-ring-gai’s high quality garden character, including tall canopy trees and heritage conservation areas.

We are now seeking community feedback on the options. This feedback will assist Council to determine the most suitable approach which will then be presented to the NSW Government.
